The plot is located in the village of Goricani in Zeta, between the new bypass road and the highway.<\/p>\n

About 700m from the highway Podgorica-Bar, the exit to the bypass is currently about 1.5 km away.<\/p>\n

The plot is divisible, suitable for building one or two houses. It can be favorable for commercial or warehouse facilities.<\/p>\n

The land is very fertile, currently, corn and wheat are grown on it, and watermelons, potatoes, and tomatoes have also been grown. This area is very suitable for cherries, sour cherries, apples, pears, vines, plums, figs, pomegranates and kiwis, as well as mandarins and olives, so the orchard around the house can be very interesting.<\/p>\n

At this moment, the plot is not included in the spatial plans, except for GUP Golubovci, in which it is marked as land for housing and agricultural land.<\/p>\n

According to the parameters that are usually valid in such regions, in the case of building a house, the maximum area would be up to 500 sqm, floors GF + 1.<\/p>\n

Electricity and high-speed Internet, telephone, and cable can be connected immediately, while the water supply is stretched to about 250 meters from the plot and a procedure can be initiated to extend the branch. Well water can also be used, located at depths of 9 to 12 meters.<\/p>\n

The plot is located within walking distance from the administrative center in Golubovci. At a distance of about 700 to 1500m, there are primary and secondary schools, kindergarten, health center, dental ambulance, post office, Golubovci municipality, shops, gym, bank, veterinary clinic, bookstore\/photocopy shop, cafes, etc. It takes about 15 minutes to drive to Podgorica, and all bus lines that go to Zeta (22, 23\/24 and 28) have a station that is about 700m from the plot.<\/p>\n
